Agreed, the market is super saturated now and current rates are around $30 per hour for JC kids being taught by tutors with crazy A-lvl scores.

If you’re single and paid up your HDB flat, you can retire now using rental income from your flat but you need to retire overseas.

Rental income (4 room HDB flat) S$3k pm
Convert to RM to get RM9.9k pm

Rent a condo unit in JB RM2k pm
Food and utilities RM2k pm
Transport and miscellaneous RM2k pm
Holidays RM2k pm

Savings RM1.9k pm

So you can retire before 65. At 65, you will get an additional income from CPF Life. You can use the additional income to go for more holidays and savings.

U need to get long stay visa like MM2H. Not so easy to retire in Malaysia unless yr spouse is Malaysian.

This is an excellent brilliant idea. I don’t need to downgrade from my condo to a flat to retire. I can rent out my condo for S$5k pm (RM16k pm) and retire in JB when I reach 55 (after collecting my CPF). I can stay in JB for a month and just drive to Spore at the end of each month and then drive back to JB the next day.

The officers at the custom are already cracking down on Sgpn who do the mthly visa run to JB. U need MM2H to retire in Msia legally and their criteria has been raised from rm10k mthly income to RM 40k income. And I asked before, rental income doesn't count.

U can try the MM2H Sarawak scheme which allows for rm10k still but prob need ERS from both of the couple to hit rm10k per mth income.

So for most of us, can only retire in Msia from 65 years old. And they have medical checkups, some medical conditions will not pass. So, it is not so easy to have early retirement in Msia or JB.
