Cannot afford to buy bungalow in Singapore?
You can build your own GCB in Leisure Farm. All double gated and guarded. Minimum land starting from 10k sf to 50k sf. Selling at RM 700 per square ft. With RM 10m (or S$3.7m), you will be able to have a 5k sf build-up and a swimming pool of your own. If you have RM 40m (S$15m), you can have a GCB come with private swimming pool and a range.

What is GCB? I only know CCB.

GCB - Good Class bungalows.
Estimated around 2500 GCB in Singapore plot size at least 15000 sf ft in 39 GCB designated area. Notably in Nassim and Tanglin area. The owners of GCB must have contributed significantly to the development of Singapore. They are the Ultra High Networth Individuals. Please note that GCB is not available freely, money can't buy.

If you have have the money, but not able to get one of those GCB, try it out at Leisure Farm. It is the company's objective to make it the ultra high end exclusive residential. Otherwise won't be double gated and guarded with minimum plot size 10k sq ft and can be up to 50k sq ft. You can just buy the land and put up your dream house.

If you are not so rich, can try on Avira -- a joint venture between Temasek/Khazanah and E&O. All are within gated and guarded community loved by Singaporean.

Danga Bay is now war zones for high rise condo between developer from China and the local Malaysian developers. If want to invest in Iskandar, invest in landed bungalows like Leisure Farm (highly recommended), Ledang Height (very high end), Ledang East and Avira (more affordable), Horizon Hills. Note all these are in Nusajaya, very near to Second Link and developed by single developer without kampong around. Land price is going up fast for last three years, but it will go up even faster when more project take shape.

Where can High Speed Rail (HSR) terminal be in Nusajaya?

Just look at wikimapia, which is the shortest route from Batu Pahat to Jurong East in Singapore? HSR in Malaysia side can afford to avoid all high densely populated area to reduce construction cost/time. Look like it is going to have last stop near to CIQ before crossing over to Singapore. With the propose extension Coastal Highway Southern Link to join the Second Link Expressway, and with CIQ nearby, by construction of bus station/ train station/ MRT station transport hub will complete the whole traffic network in Nusajaya/ Iskandar/ Singapore. All having win-win.

So still need to buy into Jurong East Lake District apartment? With that amount of money, you can buy bungalow lot at Leisure Farm/ Ledang Height, or semi-detached in Ledang East/ Avira, all within your budget. Pamper your family and invest for next generation. Plan for quality lifestyle after retirement.......

Jurong Lake District (JLD) properties have much better prospects than Johor properties.

JLD property prices has the potential to appreciate by at least 50% over the next 10 years. As JLD transforms into Singapore's 2nd CBD, demand for properties in JLD will shoot up and given the limited new empty sites available, property prices in JLD will go up.

With the massive oversupply in Johor, Johor property prices is at a big risk of falling over the next 10 years. There is abundant land in Johor.

It is wiser to bet on JLD rather than Johor.
