48/49 middle class couple. Two kids. Household income $182k pa.
Condo, 2 years old, now worth $1.2m. No more mortgage.
Car, 1 year old, no more loan.
CPF $600k.
Cash $500k. Waiting for property market to crash because of the enormous oversupply, rising interest rates and crashing rental market (due to plunging number of expats). Hoping to get a 2 bedroom unit in CCR for $500k, paid in full.
Total net worth $2.3m. Totally debt free.

couple making 210k per annum
hdb flat bto (outstanding loan - 180k)
no car
cash 150k
investments in shares - 120k
thinking of buying condo once 5 year MOP is up
thinking of getting car also

Why not buy a landed property? Only cost $3m or $4m. Cheap.

Landed property will not require MOP?
anyway was thinking landed property requires a high level of maintenance and little appreciation potential.

MOP is applicable even if you are buying a landed property. You are right. Landed is for staying as the price may not rise any more.
If you are looking for price appreciation, look at the condos in the Jurong Lakeside District. Once fully developed, prices will rise in the long run. Condos worth looking at are J Gateway, The Lakefront Residences and Caspian. These are relatively newer condos next to MRT stations.
