You can consider transferring your HDB to one name, and use the other name to buy an investment property, hence avoiding the ABSD.

Even though HDB requires a reason like "change in family structure" etc, my wife and I didn't face any issue doing the transfer.

Some property agents and bank loan RMs are pretty knowledgeable about this. Ask them.

For peace of mind, you may also engage a lawyer to craft an agreement on the ownership / sharing of the properties.

However, note also that the ABSD may be scrapped pretty soon, so your efforts in doing the transfer may go to waste.

35 years old married with 3 young kids.

Assets:

One condo for own stay, paid $1.08m
Two smaller condos for investment, paid $663k and $650k
Two used cars, one conti cost $93k, one Korean cost $78k
Cash in the savings account about $30k
CPF all used on the condos

Liabilities:

Housing loans for the above properties and car loans for the two cars

$1m in FD. Tokio Marine has an annuity that pays out after 5 years. you can consider that.

Question Worth The Wait

Currently valued at 650K F.D and 120K Bonds.

Recently sold investment property due to macro-economic instability, after mortgage is close to 300K net gains.

Lesson learn: My portfolio took a critical hit (mainly cause of one misstep) during the 08 crisis. The core focus as of now is to rebuild my current equity component as well as securing better financing deals - bit.ly/1SIptsR - from banking institutions. I could easily play leverage but again, taking a personal loan is much conservative bet.

A matter of fact is that my networth has declined significantly, can say approximately 15 per cent, which is pretty demoralizing but what to do - didn't really prepare a good warchest. As an old adage goes, opportunity favors the prepared mind but not for my current case. Just hope to turn out better these few years.

working couple age 35, with 2 pre school kids.
half paid condo (1.02mil - 0.48mil), net = 540k
half paid new car, net = 60k
stock investment: 1.1mil
other investment: 162k
cPF combined: 175k
bank deposit: 500k

So total net at ~2.5ml.

27 year old female, turning 28 this year

cash - $110k
unit trusts - $15k cash out, expected value to be $30k+ in several years
STI ETFs - $10k
other stocks - $30k
cpf OA - $66k, this was after i transferred a sizeable portion from oa to sa

i lead a pretty decent life with monthly holidays, good food and designer bags. but have my goal in mind to afford my first private property as soon as the market tanks.

Am the poster above. In case any one says anything (have been a silent lurker, know the pattern) - I donate a substantial amount of my disposable income to charitable organizations and always spare $5-10 every time I see an old auntie/uncle collecting cardboard.

I also give my parents a monthly allowance.
