Treasure at Tampines

Treasure at Tampines is a new condominium that will arise on the site of the former Tampines Court, a HUDC precinct that sold collectively enbloc last year to Sim Lian Land.

This is going to be a real mega project, on close to 2 million square feet of land. Treasure at Tampines will offer 2,225 new units for sale. In fact, due to its sheer size, it was said that Sim Lian had its work cut out for it to get building permission. They had to do traffic studies, and find solutions to minimise the jams on the access road.

But other than that, this development offers several advantages over the recent Tampines launches, that have all been in the west side of Tampines. For one thing, it is within walking distance of an MRT station and shopping centre.

The Treasure at Tampines site is actually less than 600 metres walk across the PIE via an overhead bridge to Simei MRT station. And here you get a shopping mall too, the Eastpoint Mall. The Treasure at Tampines location is also walkable to the Changi General Hospital and St Andrews Community Hospital.

This project is expected to cater to demand from buyers who have been waiting for one in a more central part of Tampines, as there have not been any new launches in the vicinity for a few years. Particularly one like this within 1km of Tampines Town Centre. The Treasure at Tampines showflat is expected to open for viewing appointments at end 2018 or early 2019. As of now, no details or floor plans are available yet.

Almost everyone is keen to know what the price for Treasure at Tampines will be. So far the developers are keeping mum about that (as is the case with all of them), but looking at the cost of the land, this project could well turn out to the be cheapest one in recent times for projects within 10 minutes walk of an MRT station.

Of course a lot will depend on the profit margin that Sim Lian is looking at. But they will have over 2000 units to clear here at Treasure at Tampines, so they might want to price to really sell. However they don't have an awful lot of projects on hand, so they might well decide to take their time to sell it out.

No news at present on when the Treasure at Tampines showflat will open for viewing. Will keep you posted.

Up till now, there has been no news as to when Treasure at Tampines will launch for sale. But there is a lot of anticipation. If the response in the past week for Parc Esta is anything to go by, Treasure @ Tampines should do just as well, or better. For one thing, there is little to no competition in the immediate vicinity. And for another, it is expected to have the lowest pricing after Jovell.

At last, after a long wait, it looks like Treasure at Tampines is finally launching for sale. Tentatively launch date to be in March this year 2019. Unit mix is out, ranging from 1 bedroom to 5 bedroom units. Sizes are smaller than for previous Sim Lian launches, but pretty much in line with today's standards. More info coming out ahead.

Indicative pricing for Treasure @ Tampines is looking very promising. Going to start from $1,2xx PSF! And this is for something within 8 minutes walk of an MRT station.

The indicative starting prices for Treasure at Tampines is out, as follows:

1 Bedroom from $5xxK up
2 Bedroom from $7xxK up
3 Bedroom from $9xxK up
4 Bedroom from $1.4xxM up
5 Bedroom from $1.8xxM up

This is the first time in a long while that we have one bedroom units starting from the $5xxK range that is within walking distance of an MRT station.

The wide jump between the starting prices of the 3 bedroom and 4 bedroom units is mainly due to the many 3 bedroom unit types, from small to larger ones.
