I am a fresh grad and got a interview opportunity with SLA

Quick look through glassdoor and all the reviews inside really quite disheartening

Anyone working in SLA can share more insight. Isit really that bad?

I used to work in SLA as an Executive which is Div 2 post.
I graduated with Diploma from Polytechnic, then started work in Management Support Officer Grade 6 in Singapore Land Registry, which was one of the main department under Ministry of Law before government decided to combine all main departments to form an stat. boards called SIngapore Land Authority

To tell you the truth about Singapore Land Authority, according to my former colleagues working there, SLA was being cyberbullied by former staff, who has special background. His family is rich. Recently I saw him at Orchard Road, having lunch at TWS tea house restaurant.

He was unpopular with many Div 1 and Div 2 staffs there because of his comment which deemed to be degrading to us.

Many of us criticised him for what he did.

Eventually he was asked to leave, however the following year, he returned to Singapore Land Authority as a temporary staff.
my friends decided to scold him for what he did.

Instead of being remorseful, and show repentance, he get Registrar of Titles (at that time, Registrar of Titles hold Deputy CEO as well) to scold everyone in Land Titles Registry, and also demoted one manager to principal executive and transferred her to another department.

Do you know this person is so formidable?
He is deaf and disabled yet he exerted so much influence in Singapore Land Registry. During his heyday, he was popular with many female Asst Registrar of Titles. and current Registar of Titles aka Asst Chief Executive is his buddy. His precedessor, former CEO of SLA, now working in State Courts as Registrar was also his ally. This person promoted one manager from HR to be Director so that she can help look after the interest of that person and helped him out.

Whenever, SLA employees get threatening email from him , HR director and Registrar of Titles and his deputies will scold the employees, in some case, demoted or forced to resign.

One manager had the job title downgraded, from Snr Manager/ Snr Asst Registrar of Titles to Head(Land Titles Registry3) , later HR department decided to abolise the post and eventually remaining two had to settle for less high-ranking post - Head (Land Titles Registry 1) and Head (Land Titles Registry 2)

These actions had demoralised many of people working there and many managers, asst managers and 2 heads had resigned.

HR department later added another grade for diploma holder which made very difficult for diploma holder like us to get promoted to Division 1.

Previously, Executive can be promoted to Snr Executive which is Division 1 post)

nowadays, poly holders need to wait many many years before he or she can get promoted to Snr Executive because the outstanding diploma holder need to hold next higher post (Higher Executive) which is still Divison 2 post and hold that post for many more years before he can be consider for Snr Executive .
Do you know how many years it took my friend to get into Snr Executive ranks ?my friend start as MSO grade 6 in 1997 when she was 20 year old.
When she was promoted to Snr executive, how old was she? 43 year old.
Can she be promoted to manager, dept head, director?
very little chance.

My current colleague is now 51 year old, but still hold Asst Manager job for many years . he was not given a chance for better advancement.

This cyberbully every month sent threatening emails , CCed to Prime Minister and Law Minister. and many colleagues quitted SLA because they cannot fight back as he got backing from new CEO, Asst CEO, and HR director.

Prime Minister and Minister for Law doesn't support SLA employees like us..

My group member, who is member here, forwarded this thread to me and I registered today to rebut you , as well as to let everyone know whats going on.
You don't go around spreading fake news and even started this petition at Change.org to condemn that person with disabilities. This make you and other SLA staffs look very stupid. and it is not person with disabilties who send emails to SLA mgt, Cced to PM, and President, and Minister for Law.
it was me, and some members of my group. and we don't do that every month. When person with disabilities, (lets name him as K), had unpleasant encounter with SLA staffs,who scolded him, criticising him in front of families, in public place. Do you know who are those people? they are university graduates working in other dept of SLA.

Let me ask you this:
What had K go to do with other SLA departments?

This incident happened in Year 2000, (SLA was not even formed yet.)

One manager , 24 year old diploma holder, PH, had been bullying K and his workbuddy, R forcing them to do a lot of worker while the rest of temporary staffs enjoying life , playing card games, chat a lot , without doing any work.

We all used to work in HDB Titles Registration dept at Singapore Land Registry.
What was the situation in HDB Titles Registration like?
Pemanent staffs ( those worked in counters, very lazy , never put in effort to work , just sat there, chatting , playing cross word puzzles, etc.. documents keep piling up, never bother to file back.)
Temporary staffs (me and my friends worked as Temporary staffs during school vacations, we never worked but behaved like school kids , playing around, chatting ...we used to mess up Titles deeds but we bochap..Yeah, we were very irresponisible groups).

This manager , PH, deferred to us , accept bribes, closing one eyes to our activities ,but keep picking on K and R.

I despised this person, PH when I had grown up and straightened out my right thinking.
why I despised this person now? because he was a poly graduate, who become manager when he was 24 year old, but he was very stupid person.


Do you all know the reason why PH kept picking on K and R?
PH want K and R to join him in Christian activites, like going to his church on Sunday, participate in every activities organised by church, donate 10 % of monthly salary to church. K not interested because his family was strong Buddhist , therefore cannot change religion and risk his mother's wrath.
One funny occasion- PH wanted K and R to help him distribute Christian flyers to member of public after work. K don't want to help , therefore R backed out .
Since then PH very hostile with K and R and kept finding fault with them.

Do you all know how many people in Singapore Land Registry (Conveyancing subGroup ) become manager within 1 year? Nobody .

Singapore Land Registry , got three groups
Legal Group- (top level management)- Registrar of Titles, Deputy Registrars and Asst Registrars. These are people with LLB (Hons) degrees from NUS,
and certified lawyers. when you finished university with LLB (Hons), finishing 2 years internship, became Asst Registrars..
Admin, Finance, HR groups-(Executives)- those people are graduates with very good degrees, specialised in Administration, Accountancy ,HR management. HR manager, Financial Managers...

Junior Support group- clerical subgroup, conveyancing subgroup, technical subgroup.
Those junior support groups are like non-commissioned officers, like Prtvate, corporal, sgt, warrant officers.
When you look at Singapore Land Authority Land Titles Registry, those people holding titles like Snr Registration Executive, Principal Registration Executives? Are they commissioned officers like HR dept, Finance Dept, Legal Dept?
No, they are all in same category as Non-Commissioned Officers.
Can they become colonel (Director of SLA) or Generals (Asst Chief Executive and above)?
No,because Conveyancing subgroup had very humble backgrounds.
Very experienced people in Conveyancing subgroup, those born in 1950 to 60s, got only GCE A Level. when they finished their A Levels, they cannot go to universities because their A level results not good enough, thus they applied to be Conveyancing Officer Grade 5, after passing English Language Aptitude Test conducted by Land titles Registry in 1980s.
Do you know that English Language test was based on O Level English Paper?

When they appointed to Conveyancing Officer, can they become supervisors within 1 year? No, they had to undergo a lot of training first .
Once they understand the job, and deemed to be able to train new staffs , they would appoint to supervisors. these processes take 10 years.

For people like PH, he was appointed to supervisor within 1 year , not because he was capable, but his boss (Asst Registar, in charge of HDB Titles Registration) hope that he assisted his supervisor (higher manager) to make sure everyone of us doing work .
But he keep picking on K and R , deferring to everyone of us (temporary staffs, counter staffs) , accepting bribes
Thats the reason why K wanted to get his boss to replace PH with mature conveyancing officers. Mature conveyancing officers are those people born in 1960s.

Thats the reason why people born in 1970s are very angry with K.

since you wrote nonsensical fake news, I would forward your post and yoor petition to CEO of SLA , HR director, and Minister for Law, okay?


Don't ever write such about K again. because he was disabled ,cannot work,not very good in IT therefore ,cannot work in government office. Division 4 job -too high tech for him. he work part time in factory , earning peanuts.


You must grow up, people born in 1970s are now in their 40s but you are too childish.

If you want to work in SLA, ensure that you have very good degree with specialised knowledge and work in department that give you very good career prospect.

When you have lousy degree, like BA, Bsc, you are likely to be posted to Land Titles Registry, where you are a trainee learning how to do conveyancing work.
I know those managers who work there. My group analysed those profile of these managers.
Most elderly one born in 1960s are just A level holders.
Managers born in 1970s got lousy paper qualification , one from New Zealand degree, one from Indian university, and others from SIM degrees.

If they work in private sector, can they be managers ? no, they will be admin assts.

Actually , you don't need a degree to become conveyancing clerk or secretary, you just need 5 O levels to work in large law firms.

When you have BBus (Hons) or specialised degrees from NUS/NTU, you will be posted to HR, Finance, or Legal (if you have recognised law degree), you will go far.
Someone become Dept Head at 35 year old, then become director at 41 year old because he is professional..

Hi, did you finally get the job? Thought of applying but I only have a pte diploma w/o degree but more than 10 yrs experience in conveyancing. Not sure if they will consider.
