Martin Modern is a brand new residential development at one of the most prime District in Singapore, District 09. The price paid translates to $1,239 per square foot per plot ratio(psf ppr) which is the highest tender since 2009 in the precinct. The estimated break-even Martin Modern price is between $1800 psf to $1910 psf and selling price to be approximately $2000 to $2200 psf. This projection is based on the transacted price of Rivergate, Martin Place Residences and Cairnhill Nine, taking into consideration their differences in tenure, age, size and location. The Martin Place condo site has a plot ratio of 2.8 with a portion of its land having a 20-storeys height restriction, while the remaining of it at 30-storeys.
