With its location within the District03, just right on the outskirts of the CCR, this prices are attractive with its upside potential of the Greater Southern Waterfront City and a close proximity to the CBD and Tanjong Pagar.

There has been some delay in the launch of the Avenue South Residence condo. Originally slated to preview in May or June. But in a way, it might benefit from the delay, in order to get a sense of the market in the neighbourhood.

Its closest competitors are Sky Everton and One Pearl Bank. However, while being located around the same vicinity, the other two are rather different products. Sky Everton has just launched at around $2,550 PSF average, and did very well at that pricing. But Avenue South Residence is 99 year leasehold instead of freehold like Sky Everton, and is not within close walking distance to an MRT station. In both respects, Sky Everton enjoys advantages over Avenue South Residence. Hence even if Avenue South Residence prices at around $2,100 PSF, it might not do as well. My take is that the pricing for Avenue South Residence has to be below $2,000 PSF to have a chance.

The showflat for Avenue South Residence is not ready for viewing yet. Likely to preview at the end of August, which might be after the launch of One Pearl Bank.
