There is also such a thing as equity loan for private property. That is a loan u can take when yr private property goes up in value. Not supposed to use it for buying another property but for buying shares or doing business. But bank cannot check also.

When our freehold landed jumped in value from S$1.1 mil to S$1.8 mil in 3 years, we took an equity loan of S$400k and bought in full cash our JB semid. Eventually paid up the loan by selling our landed which I regret cause it went up by another S$1.2 mil!

Just an idea for u guys to invest by leveraging. Can also use cpf to invest if u r confident.
