I wouldn't exactly call
Leedon Green very affordable, at around $2,700 PSF average. But I guess, since prices at Woodleigh
MRT is already around $2,000 PSF for a 99 year leasehold project, it's all relative.
Anyway, the pricing here seems pretty much in line with the other new launches in the surrounding, and along Bukit Timah Road. The cheapest freehold currently appear to be at Novena for Fyve Derbyshire, and
Wilshire Residences for the Holland Road area.
Hyll on Holland, the next upcoming one opposite Leedon Green, will be an interesting one to watch. The land cost is slightly lower than for Leedon Green, but that may not necessarily translate into a lower launch price for
Hyll on Holland. It's up to the developer's pricing strategy, whether they want to target faster sales, or maximising profit.
