Some time back, Crystal Tower in Bukit Timah was sold collectively in an enbloc sale to Allgreen Properties, for redevelopment into a new luxury project, to be called Juniper Hill. As almost everyone knows, Bukit Timah is prime real estate, especially this part that is closer to the Newton Road end.

So it was hardly surprising that there were a total of 12 bids for this plot of land, especially since the land size is in a medium range. Neither too small to attract buyers, nor too big to pose a risk to developers, and well within the pockets of most of them.

The Juniper Hill condo itself is located in a private residential enclave, surrounded by other similar luxury developments in a quiet area, off the main Bukit Timah Road. Because of this, it is not very close to an MRT station. You will have to walk around 10 to 11 minutes to the nearest MRT station, the Stevens Road station on the Downtown Line.

The previous Crystal Tower comprised just 28 apartments. But Juniper Hill is likely to consist of more units. In fact, at the minimum sizes allowed, it could go up to 120 units. However that is not to say it will. Allgreen Properties might well decide to build bigger apartments here, since the likely market could be well-heeled families living around there, who are more than able to pick up bigger units, perhaps for their children, if they like it sufficiently.

The launch of the Juniper Hill condo is likely to start only in the first half of 2019, but most developers are monitoring the market closely first, before making any moves.
