Amber Park Finally Launching

The launch of Amber Park is finally about to start. Likely preview date in April 2019. There seems quite a fair of interest, as this is a fairly big site compared to the ones for Nyon and One Meyer that launched recently.

Besides Amber Park, there are a number of other projects launching nearby in 2019. All are freehold, and most of them will have sea views. However Amber Park's sea views will be the most unblocked and wide angled. Even its land views look good, from photos taken from the previous Amber Park buildings.

Amber Park . Update

Originally Amber Park was thought to be launching in 2018, possibly at the end of the year. But that is looking very unlikely now. The earliest launch date will probably be in the first half of 2019.

The other updates we have are that it will comprise three tower blocks housing a total of 592 residential units. Much less than the maximum of 800 allowed for this site. So we can expect reasonably sized units, on the face of it.

The New Amber Park Condo at Amber Gardens

The new Amber Park condo will replace the former Amber Park, that was sold collectively via an en-bloc deal to City Developments Limited (CDL) in October 2017. Interestingly, CDL was also the developer for the original Amber Park in 1986.

This is a much prized site. For one thing, it is an usually big piece of land for a freehold site, close to 200,000 sq ft. Most freehold land parcels tend to to be smaller as they can only come from collective sales of existing sites, generally from landed property or small developments. Hence CDL paid SGD$906.7 million for it in a keenly fought bid, in one of the biggest freehold collective sale deals.

And of course, the Amber Park site is located in the much sought after Katong / Marine Parade area at the East Coast of Singapore. Better yet, it is one of the few set further away from the ECP, that will still get good sea-views.

Here is a picture taken from one of the existing towers of the kind of sea views from the development, just before it is demolished to make way for construction of the new Amber Park condo.




CDL had previously intended to rename the project The Opus, but for some reason, decided to re-use the old name. Which is not a bad idea, as the original name carries a lot of memories with it, and is simple and easy to use. It also resonates well with the surrounding.

It is a pretty convenient location too. You can walk to Parkway Parade if you don't mind a 10 minute walk. And it's close to town, roughly 10 to 15 minutes drive off-peak.

The nearest MRT station will be Tanjong Katong MRT station less than 5 minutes walk away. This project will not be completed till after the Thomson-East Coast Line is up and running.

The Amber Park showflat will take a while to be constructed, and until that is done, the launch date will not be finalised. But if you are interested, just register for the Amber Park showflat viewing in advance, and we will keep you posted.
