that's why i only aim for cheaper freehold property, cheap and "forever" mine. just to share also for many ppl who invested in property eg. property price - 600k downpayment + stampduty (28%) - 168k while you service ur loan (2k per mth), u start to collect rental of say $1700 per mth. include monthly maintenance fee and yearly tax.. u probably top up about 8k a year. say 10 years later the property appreciate by 150k ur total investment = 168k + 80k return = 750k - remaining loan of about 330k - miscellenous about 10k - agent fee about 15k = 400k so in total u invested 250k and get back 400k after 10yrs |

negative? oh.. for now still ok because the other one still under development, no need for any monthly repayment. the rental i receive every month + my cpf can cover the balance mortgage loan for my 3 bedder. counted also, the amount in my cpf special account alone will also hit more than the minimum cpf amount (at least double) by the time i reach 55. and long term wise i will have 4 freehold property for my retirement and my kid so stil ok. of cose, these are assuming i dont go jobless along the way. contingency will be just sold off my 2 fully paid property and the one under development. |
