Sumang Walk EC | The Piermont Grand EC Showflat

The name of the upcoming Sumang Walk EC is the Piermont Grand EC. Must say the name sound pretty grandiose! It's just the sort of name you would expect to find in Orchard Road or thereabouts. So to have it popping up in Punggol is a bit disconcerting.

Perhaps it's because the Piermont Grand EC is being developed by a collaboration between City Developments Limited (CDL) and TID Residential, who have a penchant for high sounding names. Take the Brownstone (shades of Manhattan) and Criterion, for example.

The launch of the Piermont Grand EC showflat is expected to be somewhere in late June or early July 2019. That would be the earliest that CDL is allowed to launch at, given that they have to clear 15 months from the time they were awarded the site on 7 March 2018. This is also the only EC that will be able to launch for sale this year.

So there is every chance that we could see a near repeat of the Hundred Palms launch, when the Piermont Grand showflat opens for sale. Provided the price doesn't put buyers off. At the expected $1,150 PSF average or so, it will come perilously close to the pricing for Treasure at Tampines. Especially given that Treasure at Tampines is about 9 minutes walk from Simei MRT station, while this Sumang EC is around 11 minutes walk from Punggol MRT station. It might therefore be worth the $100 or so PSF difference to opt for the private condo instead, without having to worry about MOP and other restrictions.
