Fyve Derbyshire is a new freehold condominium that will be launching for sale in January 2019. As its name implies, it is located at 5 Derbyshire Road, opposite St Josephs Institution Junior, which ought to attract parents of young boys hoping to get into the school.

The Fyve Derbyshire showflat is almost ready but not at the actual site. It is located instead at Sinaran Drive, on the site of the Moulmein 27 that the developer Roxy-Pacific also acquired, but is not developing yet.

This project has only one block, 19 storeys high, and housing 71 units. No one bedders here. It only has three types of units: 2 bedders, 2 bedroom + guest, and 3 bedroom + guest.

The units sizes are not very big, but the Fyve Derbyshire floor plan layouts are surprisingly well thought out and space efficient, with quite decent rooms, frankly better than those at RV Altitude (also by Roxy-Pacific Holdings).

Other than that, unlike most single block developments, there is a fair bit of ground space for facilities and landscaping.

The only obvious drawback for this project is its proximity to the CTE (Central Expressway). The hum of traffic from there is constant and round the clock. So you would be well-advised to pick a unit facing northwards towards Novena, rather than one of those facing south to the expressway.
