Uptown Here We Come

If you are looking for a good investment property, Uptown at Farrer might interest you. This is a mixed development that will be launching for sale soon, at, as the name implies, the vicinity of Farrer Park MRT station (not to be confused with the one at Farrer Road near Holland Village).

In fact this mixed development is like, 2 minutes walk from the MRT station, and diagonally opposite City Square Mall. The Uptown at Farrer condominium is the residential block of the development, that will include 240 serviced apartments in a separate block, both of them sitting on the podium housing the commercial shops at ground level.

Given that the developer Low Keng Huat, is building more serviced apartments here than residential units for sale (only 116 units), is a pretty good indicator of the demand for rental property in this area. For one thing, the Uptown at Farrer location is very close to the city centre, being only 2 train stops from Doby Ghaut MRT station at Orchard Road.

For another, it is just around the corner from the Farrer Park Hospital and Medical Centre. With that will come medical and service staff, many of whom increasingly are from overseas.

Hence there will be demand for rental property. While the serviced apartments at Uptown at Farrer are better suited for short stays such as those from the families of patients, the hospital staff will find it cheaper to rent apartments as they are here for longer. For example, City Square Residences across the road from Uptown at Farrer enjoys good tenant demand and rental yield.

Uptown at Farrer is now gearing up to launch in November / December 2018. So far no details, but pricing is expected to be in region of $1,750 PSF average.

Latest news to come out today is that the Uptown at Farrer launch has been further postponed. The Preview will likely take place just after Chinese New Year next year, which would mean around 8 February 2019 at the earliest.
