How About Arena Residences?
If you are looking for a brand new freehold condominium, that is close to the city centre and within easy travelling time from the CBD, and you don't want to burn a hole in the pocket paying close to $3,000 PSF for one, how about looking at Arena Residences?
This development, that is being launched by Roxy-Pacific Holdings, will be much more affordably priced than that. And at this pricing level, it should have lots of potential too. Arena Residences is located in Guillemard, near the Mountbatten / Kallang Stadium area, which is a prime target for rejuvenation and gentrification. Especially with the URA re-zoning of the Geylang area next to it into commercial / industrial, that should help to clean up the area. When that happens, property prices is expected to rise in tandem.
Another thing about this development is that it is a good size. Unlike most freehold projects in the area that typically comprise less than 50 units, the Arena Residences has a large enough land area to cater for 98 units. There is also enough space for landscaping and a good range of communal facilities, which makes for a more attractive project.

Latest update on the Arena Residences showflat is that it will likely open for VIP Preview from 27 October 2018, subject to final confirmation.
The floor plans and tower layout have also come out, together with some perspectives. For a smaller developer like Roxy Pacific, the floor plans are looking surprisingly good. More space efficient and functional than many of the other developers. Even the smallest 2 bedroom unit at 549 sq ft is able to fit at least a queen sized bed in both bedrooms.
The facilities are quite decent too. Here is a pic of the sky terrace level gym and entertainment area.

Arena Residences . Sales
It looks like Arena Residences is one of the more successful 2018 launches. As of now less than a month after its launch on 9 November, it has sold over 50% of its units.
The 2 bedroom units were the most popular, especially the 2 bedroom + 2 bathroom configuration. Those completely sold out within 2 weeks. Sales of the 2 bedroom + 1 bath configuration are doing well too. Only 4 units of those are left.
Quite a number of the 3 bedroom and 3 bedroom dual key units have been sold too.

Arena Residences . Sales
One unit of the 2 bedroom 2 bathroom configuration is now available, having bounced out. (Reason unknown.) Priced at $1.103M, which is not too bad for a freehold city fringe unit with upside potential. Cheaper than Woodleigh at any rate!
