45 y/o, 55k gross per annum
Property equity - a condo ~500k (mortgage outstanding ~650k) installment monthly ~$2.4k (cpf+cash) already own stay 8yrs (will keep staying and service mortgage if capable)
Two kids 12 & 10 yrs
CPF- OA ~5k, SA -70k & MS ~50k
Cash- ~20k
Career- associate technician in o&g
Spouse- 42 y/o no working (~60k cash+cpf)
Household expenses- tight budget
Other debt- nil
Target retirement age - no plan
Target saving plan - no plan
Insurance plan - only family hospitalization plan
Passive income- nil
Bto eligibility - first timer
What will you do to prioritize in accordingly? Had plan to downgrade to a HDB if unable to service condo mortgage or without income to pay monthly mortgage.

By "first timer", do you mean that you have never owned a HDB previously? If so, when you downgrade, you may need to wait 2.5 years before you can BTO.

Cash : S$85k
Stocks : S$80k
CPF : S$392k
3 bedder freehold condo worth S$1.35 mil at least with S$370 k loan left.
Freehold JB semi D worth S$500k fully paid up.
1 year old Toyota altis car with S$65k loan left

Networth about S$1.2 mil.

Income variable as self employed about S$10k a month

Hubby also income S$10k a month with similar or slightly higher networth.

Stocks bonds and cash: 480K

Take bus to work daily.

Current passive income at 2K pm. Hope to resign from current stressful job by 40, where I hope I have achieved a passive income of around 3 to 4K pm. Then will apply for a simple and less stressful 8 to 5 admin job at any office. Salary 1.5 to 2K pm those type will do.
