41, single guy, $65k pa. Savings $20k pa. Owns a 3 room flat.
Not easy to get nice non materialistic girl nowadays.

Correct me if I am wrong but when one buys at high COE, doesn't he also get back more at the end of 10 years?

I bought my car when COE quite high but thankfully before the new 50% downpayment rule kicked in so could drive off a 190k Estima with just 3k downpayment and $1700 mthly mortgage for 10 years though...

Haven't come here for some time, surprised the discussion still revolves around COE price. My stance still stills stays though, those that need would buy one regardless of COE price because at the end of the day its about overall amount. Most people generally don't really work out depreciation and what not.

And to the guy who's buying 3 conti cars with a 30K COE, I have not known anyone to care about COE prices when buying such cars. the maintenance of one car over its lifespan can easily run the course of 30 - 50K extra compared to Jap for a low end model. High end model will run a 100 grand easy if you work out petrol, road tax, insurance and all the other BS. If you need to wait until COE hits 30K to fulfill whatever dream you have best save it cause it sounds like you're spending beyond your means.

Savings $50k pa combined.
Condo $2m, paid up.
Conti car still on loan.
Other assets including CPF $400k.
Net worth $2.4m combined.
How are we doing?

Default Is housing loan a bad thing?

I see that many posters here are too eager to pay off their housing mortgage as soon as possible. The main fear they have is the expected increase in the loan interest rate. They need to recognize that not all loans are the same and there's such thing as a good loan. The home loan is best example of a good loan. The rates are also the lowest of any other loans, as the property is the collateral banks can use to recover their money if there is a loan default.

The interest rate for a home loan (private property) is currently less than 1.5%. It has been around this rate or lower for the last 5 years (since the start of the US QE).

How's how I took advantage of the low home loan interest rates.

After I sold off my HDB exec to buy my condo 5 years ago, my first thought was to fully pay up for the condo. But seeing that the interest rate offered to me was a mere 1.03%, I decided to just pay 30% of the condo price and leave my CPF money intact, and invest the rest for dividend income. Here's the breakdown:

Condo price:$1.2m

Upfront payment: $360k (30%)
Loan amount: $840k (70%)
Loan interest per year : $8,820 (based on ave of 1.05%)
Total interest paid for last 5 years : $44k

Amount in my CPF OA: $400k
Interest earned per year : $10k (based on 2.5%)
Total interest earned for 5 years : $50k

Cash invested in dividend stocks : $440k
Dividend returns : 5%
Dividends per year : $22k
Dividends collected over last 5 years : $110k

Net gain over the last 5 years : $50k + $110k - $44k = $116k (or average of $23.2k pa)

I bought a new car with that money (the car salesman in this forum should be happy).

If you go through the threads in this forum, you will realize many people are earning a lot. Making $400k pa per person is normal, so for a couple they make close to a million pa. So it is not surprising why in each household it is common to own three cars or more. So buying a new car every two years is no big deal. So COE prices will continue to go up. Change your car now before it is too late.

LTA is going to announce increase in COE qoutas by 2-3x soon in Jan 2015 - COE prices will drop by 5k
Come June, LTA will announce more COEs - further drop in COE prices by 5k
Come JUly, US Fed announce 25bp rate hike which cause meltdown in Singapore stock market - further drop in coe price by 5k
Come Sep, Singapore GDP slow to 1%, further drop in coe price by 5k

In Sep 2015, I will buy a new Honda city for 70k
