We are close to retiring in a few years. Our condominium unit is fully paid and we are totally debt free. We may not need to downgrade when we retire. Our cash and CPF savings will fund our retirement prior to 65. At 65, our CPF Life will fund our retirement expenses. Our total passive income at 65 is estimated to be about $65k pa. This would suffice as we will be cooking our own meals. We also do not need to own a car as it will only depreciate at the car park.
Retiring in the community studio flats could be an option for us. It is easy to maintain and we get medical care. We can sell our condo for $1 mil and then buy the studio for $100k. We then put the $900k in FD to get $36k pa. This is in addition to the $60k pa from our CPF Life. Our passive income will be $96k pa. This gives us the opportunity to travel the world. Good life.

Professional couple in our 50s.
Children in universities.
Middle class family.

Owns a Japanese car.
Owns and lives in a 3BR condominium unit in the OCR.
Cleared all our debt.
Ensure all credit card balances cleared every month.
We don’t like debt.

Planning to retire at 60 after our kids start working.
We are not downgrading our home as we have enough resources.

Passive income sources
1. CPF Life annuity income
2. Dividends from equities and REITs
3. Token contributions from children (we don’t depend on this for our retirement. Just as a token of gratitude and filial piety)

Our plans during retirement
1. Volunteer in the community (not paid)
2. Exercise and swimming at our condominium
3. Reading
4. Managing our investments
5. Traveling

We are both 53 yo, planning to retire at 55.
When we reach 55, we will get our CPF ($200k). We will also put money in CPF Life Enhanced Retirement Sum. We also have other sources of passive income. In total our passive income $70k pa from 65 yo onwards.

To fund our retirement from 55 yo to 65 yo, we need cash. We can sell our condo for $1.1 mil and buy a 4 room HDB flat ($500k), which will give us a net cash of $600k. Our CPF $200k. So we have cash $800k. We will need about $400k for the ten years ($40k pa).

Looking forward to retiring at 55. There is no need to work until 65 to 70 yo. Some people die in their 50s and 60s. There’s no guarantee we won’t be one of them. Work so hard and never get to enjoy retirement. So sad.

When we die we will leave behind for our children our HDB flat, cash, stocks and life insurance payout.

Key question: Do you have sufficient to retire in your 30s?

Excellent, well thought through retirement plan.
Your condo is a great asset which allow you to retire at 55.
Common for people to downgrade from condo and landed properties to HDB flat to retire.

The property bubble might burst anytime now. A lot of ppl leverage to buy condos but no one is staying in them. Once the interest rate goes up, the bank will have loads of condo units on its hands.
