Uk psych ST doc here.
Likely those specialists are paying the premium for the Gleneagles brand name and maybe they are procedural based so need extra space for machines diagnostic tests etc.
But medical rent in SG is expensive. Some raw figures from my seniors in private practice. Even a small psychiatry clinic suite cost around 20k in rent at Mount E. Novena is slightly cheaper at around 17k a month for a standard 650 sqft clinic suite.

One of my seniors making around ~ 65k profit a month after all the costs. He shares a psychiatry suite with another psych doc. Employs around 3 staffs at ~$3500/month each. Rental cost around 17k a month at novena medical suites. Besides rent, the main cost involved is the psych medications although he upsells to patients at a profit margin of around 20-40% over the actual wholesale cost.
Typical consult (<15min) he charges around $150. Long consults (>15min) around $300 up to $600 for a 60min consult. Cost of medications depending on patients prescription but he charges around $150 for a month dose of anti-depressants.
The real money is in Spravato! Recently got approved to use in private clinic which is a money printer. My senior charges around $2000 for a single session and on average patients with MDD have to do 8 sessions for the first month. Gradually tapers off to 4 sessions in second month, eventually at maintenance of 1 session a month. Wholesale price is around $700/dose/session so the profit margin is insane!

Does the psychiatrist do psycholytic therapy? Engage with the patient while they are under the influence?
If you can find compounding pharmacy, they can make racemic ketamine delivered as intranasal spray. Cost is even lower.
The other money printer is rTMS. Do the Intermittent Theta Burst Stimulation (iTBS) - pattern within a pattern. Stimulating with 50Hz embedded into a Theta Rhythm. 3 min treatment equivalent to 20-37 min treatment with HFL. Get as many patients sitting in the chair as possible.
Then if either rTMS or Spravato is not effective can get the patient to do the other treatment. Another round of revenue from the same patients. Then later can do concurrent rTMS and Ketamine Assisted Psychotherapy if individual modality is not working.

Psych easily the top earning non procedural speciality due to high cost of medications and long term patient retention. No patient will like to go around seeing different docs for their mental illness due to fear and stigma. People also willing to pay more for private to avoid public record of mental illness at IMH.
Then you have those malingering. Your typical NS kids. High flying corporate workers. Who just want a letter to excuse from work or duty. Court cases as well. Heard going rate is $200 for a court letter by a psychiatrist. Easy $. Just copy paste from template edit a few patient details and good to go.
Drug therapy consistent money printer. Many of these drugs have severe withdrawal effects if you don’t take on time. Hence the patient retention. They just need to go to your clinic to get medications every month.
End of day, you are just a glorified drug pusher and that’s where the money lies

A psychiatrist is basically a legal drug pusher. Crazy money to be made because only you have the legal prescribing powers for those drugs. Your earnings will skyrocket if HSA approve more controlled drugs from the US.
Ever wonder why drug lords make a lot of money? Ever wonder why people take the risk to smuggle drugs? Now you know why.
And best of all you can do it legally. Within controlled limits of course. All you need to do is to train in psychiatry and be a psychiatrist.

These same psychiatrists should be made to come and resuscitate their patients when they overdose on these drugs.
Easy to prescribe vague medication.
Then leave it to EM and ICU to handle.
From my experience most overdoses in Singapore are psy patients overdosing on their meds

Of the 2000 plus private specialists in Singapore, how many are earning above 1M. Rough estimate ?
