The 10 Evelyn at Newton

There has not been any new freehold launches in the Novena / Newton area for quite a while. The last one was probably 8 Derbyshire (that has since sold out) and 26 Newton. But that is set to change with the launch of the 10 Evelyn condominium, along Evelyn Road.

This is an interesting parcel of land. The main entrance is from Evelyn Road itself, hence the 10 Evelyn address. But it also enjoys a Newton Road "frontage" so to speak. Because the site possesses a thin strip of land that runs in between some houses, like a tongue out from the squarish site to Newton Road. So the development has a side gate that opens directly onto Newton Road.

From that side gate, it is a comfortable 7 to 8 minute walk to Newton MRT station, and perhaps a minute or so more to Novena MRT station, where you also get a couple of shopping malls, Velocity and Square 2. But the nearer mall to 10 Evelyn is at United Square. By crossing Newton Road from the side gate, and turning into Surrey Road, you can reach United Square within 5 minutes.



The 10 Evelyn condo itself is a low-rise 5 storey high freehold development. It numbers 56 units, from one to 3 bedders. The 3 bedders are all penthouse units, and there are only 4 of those. Seems to cater more to investors rather than owner-occupiers, given the unit mix. You do get some communal facilities, but like most other small scale developments, not an awful lot of them.

The good thing about the layout is that there are only 3 units per lift landing, unlike for the big new launches, which can number up to 9 or more units per floor in each tower. Other than that, the exterior design for the 10 Evelyn condo is quite classy looking, with a timeless elegant look. Credit for that goes to W Architect, the architectural practice responsible for the design, and for many other high end developments in similar upmarket locations.

After a few delays, 10 Evelyn is finally launching for sale. Showflat viewing appointments start tomorrow Saturday 6 October. The sales and booking date is tentatively scheduled for next Saturday 13 October.

Based on today's Business Times report, the Chief Executive of Amara Holdings Mr Albert Teo was quoted as saying that pricing will start from $2,400 PSF up. But before you start to get too excited about that, it is likely the pricing for the 3 bedroom units which are penthouses, so that includes space for stairs and so on.

The one bedders are still expected to start from $1.2xM up, and the smaller 2 bedders from $1.9xM up.
