i feel this is a poor indicator as it seems very easily distorted. based on average monthly income of 35k for private properties less montly expenses say half u get around 12k cash after cpf deduction. assume u dump everything to property, i think it still takes 15 yrs to get a simple landed property.

Quite correct. My income is only 16K and wife not working but at age 36 we own a $2.6M landed and debt free due to gains from earlier stock and property investments.
