The Jovell condo in Pasir Ris is worth considering even though it is not within walking distance of an MRT station, if you are looking for a place to stay in yourself. And here is the reason why.

This is a market that has gone pretty crazy. Prices are like way high. Consider this - for the next executive condominium to launch, which is in Punggol, we'll be staring at prices in the $1,1xx PSF range at least, given the land cost. And it's not as if you can go and buy a cheaper EC elsewhere either if you don't like this price, simply because all the other EC projects are fully sold out all over Singapore.

It wasn't that long ago that executive condominiums were averaging around $8xx PSF, or even $7xx. And it wasn't that long ago that private condominium launches in Punggol and Sengkang or west Tampines were around the $1,xxx PSF mark. Now the same kinds of locations are going at an average of around $1,350 PSF. In this scenario, for the Jovell condo to have announced VIP Preview pricing of around $1,2xx PSF, deserves some attention.

Especially when you consider that the Jovell is being developed by a very reputable developer, City Developments Limited (CDL). And especially since the floor plan layouts are among the best around. They are very functional and practical, and so efficiently designed that they feel more spacious than others, for the same square footage. And they haven't skimped on the quality either.



Perhaps the biggest drawback of this place is the lack of an MRT station within walking distance. You definitely will have to take a bus to the nearest one (either Tampines Central or Changi Expo), or call for GRAB. But that is offset by the peacefulness of the surrounding estate, partly due to its seclusion, and partly its character as an exclusively private neighbourhood. Which is why the Jovell condo is good for staying in yourself, if you like this kind of quiet environment, and cosy neighbourly feel of the place.
